Sweat Equity refers to making improvements to your houses yourselves. We have done a lot of that lately and I like it. By avoiding contractors we save a lot of money that helps make our investments better. We also tend to stay in better shape, we get to know our new houses and we learn more about what to look for when we buy the next property.
We look at it like dating the houses we buy. We get to know the ins and outs of it. By getting to know the house we get a good idea of the shape it’s in and what might need attention in the future. We also learn what things cost to repair which makes us better at buying.
Finally, it also helps us learn the jobs we sometimes hire out. If we have the experience, it’s easier to avoid getting ripped off by contractors. Since you have the experience, they can’t really charge for many hours or too much money for parts.
