The market for foreclosures, mobile homes and houses in bad shape is flooded here in Florida at the moment. Not impossible and still plenty of business around, but it’s a tough market for sure.
Land is another story. Not selling at all by the look of things and prices are comparatively low. If the land is zoned for mobile homes you can develop it super cheap by applying for a permit, pay for impact fees, make a foundation and put a trailer on it. Cost shouldn’t exceed more than a few thousand dollars as you get secondhand trailers for practically nothing.
The margins for something like this looks really good. You can easily find the potential profits by looking at the trailers to land that is for sale in the surrounding areas and then comparing that number with your expenses. It’s like entry level real estate development :)
